On this page we will be talking about changing an attic to a master bedroom.
  • There are many things to consider before transforming an unused attic to a living space.
  • We need to know what the client would like to see in this new area.
  • In this case, the total space was 9 feet 3 inches wide by 29 feet long.
  • The client would like to have an 8 foot wide by 42 inch walk-in closet and a half bath which included a toilet, sink and vanity. The remaining 13 feet would be the main bedroom area.
  • You need to know if this new load can be accommodated by the main floor support wall and the basement main beam and teleposts.
  • This has to be approved through an engineer.
  • The only thing we needed to do was to sister a 2 by 6 lumber support to every joist in the attic floor.
  • The main floor support wall and the basement main beam and telepost were the right size to accommodate this new load.
  • We also looked at the opening for the staircase that we needed to gain access to this new living space.
  • Now that we had all the proper information, the owner decided to go ahead with this project.
  • To begin, we removed all the wood chip insulation from the floor of the attic. This was considered a fire hazard and it had to be taken away.
  • We had a certified electrician come and provide input as to the electrical upgrades.
  • Now we were able to install all the rough-in electrical boxes and wiring.
  • Since there was only one post every 32 inches, we inserted extra 2 by 4's for the knee wall.
  • We were now able to sister the new 2 by 6 to the old ones.
  • The next step was to insulate the attic which was accomplished by using special foam.
  • Next we reused the insulation and filled up each side of the roof/ceiling, then inserted a vapour barrier.
  • For the floor, we used 3/4 inch plywood to provide the floor sturdiness.
  • Then came the drywall, by using a drywall helper machine we were able to place them up faster than doing them by hand.
  • We decided to create a built-in space to accommodate the television and other electronic equipment.
  • We then called a heating company to install the vents from the furnace to the new living space.
  • The next step was to bring in the plumbing so the owner could use the 1/2 bath (sink and toilet).
  • We finished with the electrical and did the mudding, priming and painting.
  • The carpet came in last followed by installation of some lights fixtures in the crawl space.
